Recently, whilst the Smart Ass is off doing whatever it is that smartasses do, I have been left in charge of our rental homes. And, we had a little bit of an issue with a tenant paying her rent on time. I worked with them, bent over backwards, but was collecting late fees just about every month, even after putting these folks on an auto draft payment plan -- the payments kept getting declined.
So, I made a command decision. It was time for them to GO. I was about to do an eviction, when I found out they abandoned the property -- and changed the locks on me.
I was a tad bit perturbed. However, things when from bad to worse after the contractor called me and told me that the approximate repairs needing to be done to this particular property were in excess of $4,000.
Ugh.
And where did they go? I think they took off in their purple martian spaceship and flew home to the mystical planet of dead beat a-holes. I can't find them. But that's okay....the police will.
Let me give you some entertaining commentary, direct from my Facebook....featuring cameos from all the major players.

That's when the horror stories start to come in....

And this is why you don't buy in the hood.
The moral of the story here? Sometimes, no matter how diligently you screen your tenants, some folks can still sneak right by you and cause you a massive headache.
You'd think that the $4,000 in repairs and them abandoning the property with our stove after four months would be the end of it, right?
So did I. I thought wrong.
