One thing you should know about me is that I am extremely
anal when it comes to numbers and money. I want my numbers to make sense and I
hate wasting my money. So, for me, I needed to find an investment vehicle that
made sense and appealed to my anal retentive nature.
That’s when Ms. Lowball turned me on to Lifestyles
Unlimited. From them, I learned a winning formula that helped me feel secure
with my investment decisions. Lifestyles provides novice investors, like me,
the tools I need to accomplish successful investments. In addition to that, they
also gave me an arsenal of hundreds of vendors, who oftentimes give us property
services at a discount.
I have personally used vendors to rehab my properties,
provide lawn services, purchase appliances, money lending, inspections and
appraisals with great success.
The Lifestyles business model is predicated on obtaining
passive income and equity capture. In layman’s terms, this means purchasing
properties, improving them and renting them for monthly income. This is not
flipping. Flipping, to me, requires too much cash up front and comes with too
much risk.
With this model, I was able to start my real estate investing
career with a modest $15,000 in the bank.
We purchased our first home for $52,000 + $9,500 in repairs.
My out of pocket was $4,600. The appraisal is now at $108,000 on this property,
a grand total of $44,000 in instant equity capture (and capital when we sell
it).
Weeeee!
But it gets better. This property pays me $5,000 a year in
rent, which cancels out my initial out of pocket, giving me a 100 percent ROI (return
on investment) over 12 months.
But, what’s next for the Smartass and Ms. Lowball?
Currently we are perusing multiple acquisitions, apartment
buildings and multi-family property – maybe even some commercial stuff. But, if
