I had bought my first ever real estate investment property in April, and I was excited to begin working the real estate model I had learned from LifeStyles Unlimited.
I was assured that the project would be finished by May 10 by my good buddy, the contractor (#5 – for those of you who are counting). Taking his word for it, Ms. Lowball and I advertised the property and had a renter secured within days before the property was even finished.
So, Ms. Lowball and I high fived and waited.
And waited.
And waited some more.
May 10 came and went, and nothing had been done to the property. Literally, NOTHING.
To make matters worse, nothing had been done on all three of our properties, and now we had to find another tenant. Ms. Lowball and I were getting a little upset.
With the end of May approaching quickly, we were holding our buddy’s feet to the fire. In turn, we got nothing but delays and excuses on all three properties. We were now officially 30 days past due on the completion of my personal home contract, Ms. Lowball’s house (which we are selling) and the investment property – with priority being pushed to the investment property.
Upset turned into irked. Really, really irked, but so we didn’t damage a friendship, we trudged onward.
As June arrived, so did more excuses.
“It was raining.” (#6)“The flooring guy is in Mexico.” (#7)“My painter broke his leg.” (#8)“The dog ate my homework.” (Still #8, he didn’t really say that)
Based on previous interactions with several of our buddy’s subs up until this point, it became pretty clear that he was robbing Peter to pay Paul. He never seemed to have the resources to get a job done on time. And he wasn’t paying his subs.
Ms. Lowball was fuming. I was less than happy myself.
As said buddy of mine and I were Facebook friends, I would see him update his statuses and where he would announce he just finished a job. Naturally, after he was paid for said job, he would show up to ours and do a few hours of work.
Seeing as we both gave him half of the job up front, this was baffling to us. Shouldn’t our jobs be his top priority so he can finish them and receive the balance of his work…and pay his subcontractors?
July was coming. So was the wrath of Ms. Lowball.
