My Holy Grail!

As a newbie to real estate investing, there are so many questions.
- How do I find a deal?
- Who do I finance with?
- Home inspections?
- Earnest money?
- Option periods?
The list goes on and on….and on.
As I said before, I was directed by Ms. Lowball….my in house
real estate genius….to speak with someone who could mentor me regarding real
estate investing. She drug me to a two day seminar held by Lifestyles
Unlimited. Within five minutes of listening to the speaker, I knew I had found
exactly what I was looking for.
Once I decided to join Lifestyles, I threw myself into it
like Ms. Lowball throws herself into pie (the woman loves pie). I was all over
it!
When I am into something, I research like no other, making
sure I am as informed as possible. I ask a million questions and usually, if
you can’t answer them to my satisfaction, you might as well be dead to me.
I was obsessed with looking at listings. I quickly became
very good at evaluating property. I could look at a home located in a
neighborhood and nine times out of 10 know if it fell within my parameters or
not.
Naturally, I don’t expect every real estate investor to be
as involved or anal as I am, but it is very important to know your market, your
search parameters and your expectations.
But how do you know what you don’t know?
I would strongly suggest an investing group like the one I
joined. You need a proven model that works, that understands your local market
and gives you resources.
Granted, I had an “Ace in the Hole” with Ms. Lowball. Not
everyone is as fortunate as I was to have a real estate guru and nationally
syndicated real estate columnist to lean on, so I didn’t need to utilize many
of the resources provided to me in order to secure my first two properties in
two months.
My insanity, coupled with Ms. Lowball’s Nazi-ish real estate
negotiating skills, we can only go up from here. And maybe even find another
holy grail.
